An air conditioning system, or a standalone air conditioner, provides cooling and humidity control for all or part of a building. Air conditioned buildings often have sealed windows, because open windows would work against the system intended to maintain constant indoor air conditions. Outside, fresh air is generally drawn into the system by a vent into the indoor heat exchanger section, creating positive air pressure. The percentage of return air made up of fresh air can usually be manipulated by adjusting the opening of this vent. Typical fresh air intake is about 10%.
The cooling coils the air comes into contact with appear to need UV-C lights on them in humid climates. That's the biggest thing. If the ducts have never been cleaned, then getting that done goes without saying. But those coils need to be cleaned, disinfected, and then UV-C light(s) installed to prevent mold & bacteria build-up in the future on them. That appears to be chiefly responsible for the dirty laundry and/or sour milk smell coming from forced-air AC systems in humid regions.
Refrigerant Metering Device -- Every HVAC system has one of these, and heat pumps have two. They regulate the amount of refrigerant going through your air-conditioner. If it fails, either too much or too little refrigerant will course along the lines and either not perform well or will overwhelm the compressor and cause it to fail. A total failure of this component will result in a complete loss of operation.
Air duct cleaning service providers may tell you that they need to apply a chemical biocide to the inside of your ducts to kill bacteria (germs) and fungi (mold), and prevent future biological growth. Some duct cleaning service providers may propose to introduce ozone to kill biological contaminants. Ozone is a highly reactive gas that is regulated in the outside air as a lung irritant. However, there remains considerable controversy over the necessity and wisdom of introducing chemical biocides or ozone into the duct work.
Because an air conditioner moves heat between the indoor coil and the outdoor coil, both must be kept clean. This means that, in addition to replacing the air filter at the evaporator coil, it is also necessary to regularly clean the condenser coil. Failure to keep the condenser clean will eventually result in harm to the compressor, because the condenser coil is responsible for discharging both the indoor heat (as picked up by the evaporator) and the heat generated by the electric motor driving the compressor.
Heating, ventilation, and air conditioning (HVAC) systems have been shown to act as a collection source for a variety of contaminants that have the potential to affect health, such as mold, fungi, bacteria, and very small particles of dust. An important component of natural ventilation is air change rate or air changes per hour: the hourly rate of ventilation divided by the volume of the space. Too high of an air change rate may be uncomfortable, akin to a wind tunnel which have thousands of changes per hour. The highest air change rates are for crowded spaces, bars, night clubs, commercial kitchens at around 30 to 50 air changes per hour.
Energy efficiency can be improved even more in central heating systems by introducing zoned heating. This allows a more granular application of heat, similar to non-central heating systems. Zones are controlled by multiple thermostats. In water heating systems the thermostats control zone valves, and in forced air systems they control zone dampers inside the vents which selectively block the flow of air. In this case, the control system is very critical to maintaining a proper temperature.

After 19 years in this industry I agree that a government agency is not always up to date with their knowledge but won't admit it. If they were out in the field with our technicians every day they would upgrade their info. I get calls all the time where customers have been taken advantage of by "go and blow" companies. The customers don't know what they don't know but many are too lazy to do the research and are just looking for cheap. The industry has gotten a bad rap due to these con artists but the customer has to take some responsibility. I ask them why they would want to do business with a company who lies to them in print? Are they stupid or just cheap? Thankfully there are those of us in the industry who are working diligently to raise the bar on quality, protect the consumer and perform high quality work. I originally took off one star because of the SNAFU with getting the part ordered. When Alberto called me on the phone he admitted the person had "gotten busy with other things" and apologized. THAT was taking the high road and I was impressed by that. Sadly, for reasons I won't guess at, Alberto has decided to take the low road in his comments and imply that they got the part as quickly as possible. Well, we called at 2:30 so did someone spend six and a half hours finding the part?? That seems very doubtful.
We are all getting migraines several times a month. I have asthma but not ever as bad as it has been and my 2 year olds dr just informed me she potentially has asthma too. We all get sinus infections regularly and eczema and contact dermatitis. None of us have been this way until recently in our apartment. A roof leak with mold was repaired recently mold was sealed off not removed. We also had lead paint removed from a few window trims this year. I wasn’t here to see if they covered the vents. We had mice too. I vacuum everyday we have hardwood floors no one wears shoes past the font door and I’m getting over a cup full of dirt every time I vacuum. Dust on everything daily. White dust. It’s a 4 room apartment with 1 intake. They are filthy from what I can see when I change the filters. The filters are black after a few months. I feel bad to ask the homeowner to get the system cleaned, can’t afford to move (we live in the city & it’s expensive). I am going to try the shop vac to remove what I can. Any experienced hvac people please give your opinion. Should I just get it done and pay for it myself? We have lived here for 13 years. It’s never been cleaned since ive been here. Is it something I can do with a shop vac? Can i use a wet rag to get the powder dust on the inside of the vents off. One vent has what looks like chunks of dry wall or thick paint sitting in the vent and none of the vents screw into the wall, the screws just fall out. No one ever reinforced the area so the wall just basically crumbles. Kind of useless to spend the money on filters since the air and dust just blows out around the sides of the vents and one of the vents just falls right out of the wall when the heat is turned on. I don’t know why the owner doesn’t fix it. He’s been here to replace filters and saw the condition.
First of all, I think it is great that there are many companies out there who look out for the customer and protect their interest. Secondly, I think it is also important that customers consider having their HVAC systems checked thoroughly before moving into a new home. I have heard a couple of horror stories where previous owners have not had the best housekeeping skills. Even when the appearance of the home seems it has been well kept, keep in mind that surface clean only goes so far. You can never tell what lies underneath.

They will do either one of two things: remove it and do a horrible job because they don’t know how (an illegal act in California, finable by up to $250,000), or they will say they did and never actually do it, which is dangerous to your health. Any HVAC contractor worth their weight will know not to touch it. Call an asbestos abatement company – it should cost around $500-$1,000, and your HVAC installation company will come in right after them and do the installation to decrease cost and inconvenience.

I am 79 years old, bought a condo & spent a lot of money on it. this winter my first bill was 450.00. had my furnace checked out, which is on the roof. it was old rusted out & leeking oil. i talked to owner & had new unit installed. they came out to clean ducks & they were split & worn out. there is no crawl space because theres a unit above me. my real estate lady or this company will not help me fix this problem.
R-22 Freon is being phased out & isn't readily available. So the service company may only purchase as needed and the lack of availability would make their cost high. But, as long as they can get it, whatever the cost, unfortunately, is less expensive than replacing the A/C. Which will be the case eventually since it's no longer manufactured or sooner as in my case with a not so old a/c that sprang a leak, that would have been just a repair, but since it uses R-22 the whole unit has to be upgraded(replaced).
20 yrs ago I bought the house I am in and a Central H/A was installed at that time. At the beginning of ea season I have the unit serviced. Every yr since I have owned the house I have had to have freon added and been told that I must have a freon leak. Fast forward to this yr when I hired a new company to do the service. They went up into the attic as part of their overall servicing. Nobody else has ever done that. He came down showing me pics on his camera phone of ducts that were not even connected to anything and in my estimation have probably been laying there for 20 yrs. Of course he fixed this. I have not needed freon this year either. I have been complaining to friends about the huge amount of dust and how I can't keep up with the cleaning away of it for a long time. Now it makes so much sense.To me it is like that duct work was just up there laying around and every time my unit was blowing, all the insulation, debris, dust and whatever else over the years was just randomly filling up those ducts. What now that they are re-connected? Will it be better? Or am I someone that needs to have my ducts cleaned? I am so confused after reading all these comments. Can one of you experts tell me what you would do before I spend a bunch of money that I don't really have? Thank you for any input you can provide. I know it has to have a new concentric venting system installed, I believe it needs new plenums ( mine are rusty but both of these require extra work , so someHVAC persons are saying I do not need either!! RED FLAG THERE. Also, it will need a new drain using PVCP ?? Piping run maybe two, depending on where my evep coil drain is conected (here in TN they use to run them in with the septic lines, now they cannot be run through that way), Lastly I am not where or what these things do beides hold water but I was told It needs a filter rack and new filter base safety pan. THATSSS it that is all I know about this stuff aside from the fact that nothing up there is to code thus far LOL. !!
Replacing a capacitor is easy. Just take a photo of the wires before disconnecting anything (you may need a reference later on). Then discharge the stored energy in the old capacitor (Photo 4). Use needle-nose pliers to pluck one wire at a time from the old capacitor and snap it onto the corresponding tab of the new capacitor. The female crimp connectors should snap tightly onto the capacitor tabs. Wiggle each connector to see if it's tight. If it's not, remove the connector and bend the rounded edges of it so it makes a tighter fit on the tab. When you've swapped all the wires, secure the new capacitor (Photo 5).
